What would you do?

If someone rented you a house that you later found out, during the first couple of weeks upon moving in, had not been cleaned properly in years, was infested with mold and had little to no insulation, then you and your family (pets included) got really sick and had to evacuate due to the house being unlivable and the landlord refuses to return the money or provide documentation why it was kept… what would you do?

On a side note a mold inspector came and confirmed that there was airborne black mold and a type of mold that shows up when the frame of the house is rotting; Skagit Legal aid declared the house would be unlivable according to WA state law. Attorneys also confirmed that the home would be considered unlivable and that the landlord by law cannot collect rent or keep any funds and must return all funds 21 days after moving out. But now the landlord who skipped town and didn’t leave a forwarding address (only an email that they wont acknowledge mold or damages on) won’t provide the correct documentation of why they kept all the money. Upon trying to achieve resolution they claimed that the lease was broken and that every home on Lopez has airborne black mold and that they are done with the situation.

Total cost of this horrible experience $15,000 (rent, deposit, work trade, cleaning costs, mold report, medical costs, and lost time at work)

The worst part is someone new is currently residing at the home and who knows if they were given the mold report or informed of the mold.

Small Claims Court? Perhaps they could track him down.Is the landlord the actual owner? You could look up the location on San Juan County's Polaris and find out more information. My email is :
